Hicks constructed seven Italian-inspired residences, including the only local home once owned by Elvis Presley, setting the stage for the area's distinctive character.
 
As modernism emerged post-World War II, Little Tuscany underwent a transformation. The neighborhood became a canvas for some of the most internationally acclaimed modernist homes, where challenging hillside lots spurred architectural innovation and technical mastery. Today, the area is dotted with significant works by luminaries like Richard Neutra, Albert Frey, Walter White, E. Stewart Williams, Donald Wexler, Edward Fickett, Michael Black, and Craig Elwood, showcasing a range of styles from the iconic to the avant-garde.
 
The sweeping valley views and twinkling city lights from the hills extend across the landscape, from the swirling wind turbines in the north to the Salton Sea in the south. This seamless blend of nature and architecture continues into downtown Palm Springs, with homes like the Kaufmann House (1946), Raymond Lowey House (1947), Franz Alexander House (1955), Edris House (1953), Florsheim/Leff House (1957), May House (1951), Edna Root Shapiro House (1969), and the unique Max Palevsky House (1968) marking the path. Notable too is the Frederick Loewe Estate, a 5,000-square-foot marvel of glass and views set on three acres, and a standout modern creation by Sean Lockyer for the Schnable family (2015), epitomizing the latest in desert modernism.
